About the Development
Baks Bay is a new coastal community in Velipoja, designed for year-round living, where the rhythm of daily life is shaped by nature, space and simplicity. Low-rise residences, landscaped courtyards and a curated mix of services create an environment where daily life flows naturally between home, nature and community.
The village spans 47 hectares as part of a vast 149-hectare parcel, with 30 hectares of dedicated parkland and 1.1 km of unspoiled coastline. It comprises 33 low-rise, three-storey buildings planned around shared green courtyards, vibrant piazzas and pools. The entire village is a car-free zone — vehicle circulation is restricted to the perimeter and located securely underground.
From studios to 4-bedroom residences and penthouses, alongside a 5-star Melia hotel and 30,000 m² of retail, dining, spa and wellness space. Developed by ABA Properties and built by Gener 2, leaders in Albania's most recognised residential, commercial and infrastructure projects.
Every residence is personally assessed by an ANEM advisor. Contact us for floor plans, delivery timelines and current pricing.
